- How does billing work?
- Pro is $29 per month, billed monthly, per HOA. One card on file. Cancel anytime from your dashboard and your plan drops to Free at the end of the current period. Free is, well, free: $0 a month, no card on file.
- Who pays the convenience fee at checkout?
- Homeowners do, when they pay dues online. Pro adds a 1% online payment fee on top of dues; Free adds 2%. Your HOA receives the dues amount untouched in its Stripe balance. The fee shows as its own line item at checkout, so the homeowner knows exactly what they're paying for.
- What if we outgrow 50 units?
- Free caps at 50 active units. Crossing 50 prompts an upgrade to Pro ($29/mo) so you can keep adding units up to 100. Above 100 units, hit the Talk to sales link and we will quote a custom tier. No feature lockout on historical data either way.
- Can we cancel and export our data?
- Yes. You can export the ledger, document vault, homeowner list, and meeting records as CSV and PDF at any time, on Free or Pro. Cancellation does not delete your data; you keep read-only access to exports.
- What counts as a unit?
- One unit equals one dues-paying property in your HOA. Vacant lots governed by the same CC&Rs count. Vacation rentals and tenants inside a unit do not count, because SpotHOA is for the HOA, not for landlords.
- Can a single owner manage two HOAs on Free?
- No. Free is one HOA per owner account, to keep the math honest. If you sit on two boards, you can manage as many HOAs as you are a member of (each HOA carries its own tier), but only one HOA per owner account stays on Free; the second prompts an upgrade or a sales conversation.
- Is there a contract or annual commitment?
- No. Pro is month to month. No multi-year contracts, no onboarding fees, no setup calls to book. The whole point is volunteer boards can set it up on a Saturday.
