SpotHOA

SpotHOA vs.
AppFolio

AppFolio is built for property management companies running hundreds of doors. We are built for the small self-managed HOAs they do not really serve: under 50 units, volunteer board, no professional manager on payroll, no appetite for a four-figure monthly bill or a one-year contract.

The pricing wedge, in one example

A 30-unit HOA pays $3,012 less per year on SpotHOA.

SpotHOA
$29/ mo
$348 / year
AppFolio
$280/ mo
$3,360 / year

$3,360 minus $348 equals $3,012 saved every year on the HOA bill alone, before counting AppFolio onboarding fees and minimum-spend floors that typically push the real number higher. Homeowners do pay a 1% online payment fee at checkout on Pro (~$30/mo total on a 30-unit HOA collecting $3,000/mo online), but that is separate from your $29 HOA bill, not added to it.

What we have that AppFolio does not

The places where being built for self-managed HOAs is the whole point.

Pricing built for small HOAs

$29 a month flat (or free under 50 units) instead of $280+ a month with a sales call to find out the real number. The math holds across every size of HOA we target.

Self-serve from minute one

Sign up, create the HOA, invite the board, all on a Saturday afternoon. No demo, no contract, no implementation fee.

Built FOR the volunteer board

Every screen assumes the user is a treasurer or president, not a professional manager. AppFolio assumes the opposite, and the UI cost shows up on every page.

State-specific guides + state-law monitor

Texas live today (Chapter 209 + 2025 legislative changes), with California and Florida next. AppFolio gives you a generic interface in all 50 states.

AI voice receptionist for owner calls

Sam, our ElevenLabs-powered agent, fields routine homeowner questions so the board does not have to. AppFolio has none of this.

Public roadmap + feature requests

Submit a request, see when it ships, vote on what we build next. Most ship inside one week. AppFolio is a closed roadmap.

Be honest with the board

When AppFolio is the right call

We are not the right tool for every HOA. If any of the following describes you, AppFolio (or Buildium) will serve you better today, and we will say so.

  • You need full general-ledger accounting (chart of accounts, journals, balance sheet) inside the platform.
  • You need bank reconciliation via Plaid integrated end-to-end.
  • You need native iOS and Android apps today, not a PWA.
  • You need 24/7 phone support and a dedicated account manager.
  • You manage 200+ units across multiple HOAs and need property-management workflows.
  • Your board is OK with a 1-year contract and four-figure monthly fees as the cost of doing business.

Full GL accounting and Plaid bank reconciliation are on our long-term roadmap once paying customers ask for them. Today we are honest that they are not here.

Already on AppFolio?

Export your owner roster from AppFolio as CSV (name, email, unit, balance) and we will pull it in. CSV member import is shipping soon. In the meantime, email the file to support and we will load it for you on the first call.

Document vault, meeting minutes, and ledger history all import the same way. You keep read-only access on AppFolio for as long as your contract runs, then drop them at renewal.
